All listed prices include capture, professional editing, licensed music where applicable, and ready-to-use delivery. Agent participation is always optional and never an added fee.
AI-assisted voiceovers are only created with the agent's express permission and are provided for review before publication.
Standard pricing covers properties up to 3,500 square feet unless otherwise noted. Larger homes, acreage, commercial properties, and multi-location shoots may require a custom quote.

TRAVEL
Free inside St. Charles County
Anywhere in St. Louis County or the city adds a flat $45, quoted before you confirm. Beyond the metro, I'll quote mileage honestly or tell you to hire someone closer.

WEATHER
Reschedule, no fee
Rain, high wind, or an unflyable ceiling and we move the date at no cost. I make the call by 6pm the night before so you can tell the sellers.

PREP
The house needs to be ready
Lights working, cars off the driveway, counters clear, pets contained. You'll get a one-page prep sheet to forward to the sellers when the date is confirmed.

LICENSE
You get full listing usage
Use the files on the MLS, your site, your social, and paid ads for as long as the listing runs. Brokerage-wide or resale usage is a separate conversation, not a surprise invoice.

PAYMENT
Invoiced on delivery
Net 15, card or ACH. No deposit for repeat clients. First-time bookings over $700 hold the date with 25%.
